WHAT IS BIM

Building Information Modeling (BIM) has been gaining popularity over the past several years as the new standard for the design, documentation, and execution of construction projects and more.

BIM is a digital architecture for creating, managing, and visualizing information relating to a facility and using this information to manage the facility through its entire life cycle, right from planning & design to construction & operations. In contrast to earlier software that captured, for the most part, the geometry of a building, BIM stitches together a host of other parameters such as time, cost, manufacturers’ details, sustainability, and maintenance information into one seamless digital framework.

This centralized database of multidisciplinary information allows architects, engineers, real estate developers, contractors, manufacturers, and other construction professionals to collaborate in real time – in effect, to plan, design, and construct a structure or building within one digital 3D model. In so doing it allows users to explore and evaluate the constructability of a project in virtual space and thereby to better predict and manage project outcomes. Subsequently, it enables the design and construction phases – BIM can be used to simulate and analyse potential inconsistencies (clash detection), for identifying the exact location of discrepancies, and also for planning who does what first.

Furthermore, BIM spans into the operations and management of buildings – the availability of rich centralized data enables owners and operators to make informed decisions based on information derived from the model — even after the building is constructed. The precise knowledge of “what is where” and “what is what” transforms the job of the asset owner/operator.

As a result, BIM is now used by individuals, as well as businesses and government agencies who plan, design, construct, operate and maintain buildings and diverse physical infrastructures, such as water, refuse, electricity, gas, communication utilities, roads, railways, bridges, ports, tunnels, factories ….even ships.

general contractors

The task of a general contractor starts with bidding and winning a project. After that it moves to successful execution and handover which means delivering a project on time, and as per specifications while upholding health and safety standards. BIM can play a critical enabling role in all these activities.

BIM allows the contractor’s teams to visualize everything before they build it. It allows them to detect any possible clashes when they’re still on paper — when there is still something they can do about them. It also allows for all trades to properly coordinate and dovetail their work so that no one gets in anyone else’s way.

Our VR teams can create real-life drive-throughs of the job so that both the owners and the contractor’s management teams can see what the eventual project will look like. This process affords all parties the opportunity to anticipate and correct troublesome areas before they translate into costs.

The correct way to implement BIM is to engage with it early in the pre-construction stage. Once a design development set has been done, the BIM process needs to start right away. We use BIM to build one “master” model that includes all trades. Then, after we have completed the “clash detection” part of the process and dealt with all the RFIs, we start building individual trade models. With this approach any changes that, inevitably, come out in the construction document set are relatively simple to handle; we are easily able to modify the model and see how it might impact the job.

Electrical contractors

BIM plays an increasingly vital role in electrical contracting. With BIM, electrical contractors can build 3D models of power systems, lighting, duct banks, power feeders, branch circuits, and more. Structural engineerS

BIM holds great promise for the field of structural engineering. It can help reduce project lead times and costs; it can also help improve quality and safety compliance.

At its core, BIM provides object-oriented digital representations of buildings in the form of data-rich models that then enable simulation and analysis in virtual space for design, construction and operations. All the information needed for structural analysis, be it geometry, material properties, or loading conditions can be derived directly from a BIM model and transported to a structural analysis tool and back. The BIM tool can also help automate tasks. For instance, if the model contains topographic data it can be used to automatically quantify earthworks.

Most importantly BIM allows for real-time communication up, down and sideways between all the participants in a project. When the designer makes a change it can be immediately seen by the fabricator or the installation professional and conversely if a change needs to be made during installation that information can move up through the same model for the designer to review and approve. CONCRETE CONTRACTORS

The essential idea behind BIM is to achieve one construction document that everyone can work from – the architects and engineers, the owner, the general contractor, and the various concrete, HVAC, electrical and other subcontractors working on the project. This one document replaces the several sets of building plans a concrete contractor often has to deal with on a job.

One of the biggest benefits of BIM is its ability to catch discrepancies when the architect’s model and structural engineer’s plans don’t match up. You can draw a model of the concrete ahead of time, put all the architectural and structural information in, see the clash points two or three months ahead of time and deal with them right then.

Going further, with 4D BIM you can add information on time and schedule to the model and with 5D BIM you can add cost to the model. In doing so you can create a central time-dependent information model of the project. You can then simulate can what a project will look like on a given date if work is performed as planned. This is especially important when so many projects rely on just-in-time fabrication and delivery.

BIM is an invaluable tools for the owners and operators of an asset. It allows owners and operators the possibility of participating in real-time in the design improvement process of their asset. Also, where BIM is built into the design and construction process of a project, the data that is captured and embedded in the digital model makes the handover to the owners and operators seamless; this data then continues to inform and streamline the operations of the asset in the hands of the owner or operator. Alternatively, where a BIM model is not available for an asset it can be created using various tools and techniques so that, once again, it is available as an asset management tool.
